HOHEIT is our own product for hotels, apartments and holiday rentals: a sales channel that belongs to the host.

Booking portals charge their commission on the gross amount — even for regulars who would come back anyway. HOHEIT puts a channel of your own next to it: a website that sells live from the channel manager, with booking in three steps and payment directly to the host.

On top of that comes an AI concierge that answers the questions that come up again and again — arrival, parking, check-in, Wi-Fi — around the clock, in several languages, and hands over to the team when things get personal. It identifies itself as AI, as Article 50 of the EU AI Act requires.

Technically it runs on the same stack as our client projects: Next.js, Payload CMS, PostgreSQL and Vercel, connected to channel managers such as Smoobu, Lodgify or Beds24 and to Stripe for payment.

— Challenge

Hosts lose money in three places: commission on every booking, a front desk full of standard questions, and a website that is too slow on a phone and only shows the price after several clicks.

Anyone who then lands in an unfamiliar booking window switches back to the portal app. The direct channel exists on paper but does not sell.

— Approach

We built HOHEIT as a finished product, not as a one-off project: website, booking flow, AI concierge and channel connection work together.

Availability and prices come live from the channel manager so no room is sold twice. Booking runs in three steps on the same page, payment goes through Stripe including a deposit. A commission calculator shows upfront what portals cost per year — calculated in the host’s browser, without any data leaving the device.

Structured data, llms.txt and language versions provide visibility, so Google and AI assistants can describe the property unambiguously.
